From concept design to construction, bode can assist with any part of your architectural project.

Broadly speaking, the architectural process can be divided into three phases.

For simplicity and clarity, I like to condense the traditional eight stages of the RIAS (Royal Incorporation of Architects in Scotland) plan of work into three straightforward phases: Design, Permissions and Construction. Although my services cover all eight stages - from initial concepts and detailed planning to securing necessary permissions and overseeing the building process - I have found that this approach makes the process clearer to understand and focuses on the things that really matter to my clients.

Design

After an initial consultation a design brief is drafted to ensure your vision is captured. Next, a survey is arranged to get all the necessary finer details. Then, if required, a feasibility study may be carried out to ensure everything is possible and within reach. If everything above returns in our favour then comes the fun part - developing initial design proposals that start bringing your ideas to life.

During this stage bode provides advice every step of the way.

Permissions

With that solid foundation in place, the next phase is to dive into the details and start applying for all relevant statutory applications, e.g. Planning Permissions, Listed Building Consent and Building Warrants. Meanwhile, it's pedal to the metal as Bode liaises with various consultants, e.g. Structural Engineer and Quantity Surveyor, to make sure every aspect of the project aligns perfectly and nothing is overlooked.

All approvals must be granted before construction work commences.

Construction

Finally we reach the construction phase. The goal here is to create thorough and precise documents that ensure everything is ready. Then it’s time for what clients love the most - getting moving on site. During this time bode will carry out site inspections, liaise with consultants and the Contractor and make sure every detail is perfect.

Once construction is complete, a defects list will be prepared to ensure everything meets bode’s high standards. Then it’s time for you to sit back and enjoy the final product.
